Minimum Submission Documents

The following is the minimum list documents of documents required for submission. All submissions must be in an electronic format. Learn more about eplans. Acceptance of your permit application will be delayed if your submission package is incomplete.

  • Building plans; see below for specific requirements.
  • Site-related plan or "plot plan" showing location of construction and landscaping.
  • Evaluation report for patio cover or other unique materials or building products; see below for more information.
  • RESCheck printout if not using prescribed energy conservation measures. Learn more.
  • Construction cost breakdown including materials and labor.

Building Plan Checklist

This information is the most common and is not representative of all the design and submission requirements you may encounter.

  • Foundation plan, footing details and basement wall design.
  • Thickness of slab-on-grade, gravel base and vapor barrier.
  • Garage slab slope toward garage door.
  • Crawl space vent and access locations.
  • Floor plans of all levels with each room function labeled.
  • Location of smoke and carbon monoxide alarms.
  • For garages, ½-inch drywall applied to the walls and 5/8-inch, Type-X applied to ceilings.
  • 20-minute fire-rated door between an attached garage and house.
  • If detached garages are within 3 feet of the existing house, show drywall and fire-rated door equivalent to attached garages.
  • Outlets in garages must be GFCI. Garages shall include at least one outlet and one ceiling mounted light with a wall switch.
  • Structural framing plans for floors and roof identifying all members’ sizes, span lengths and spacing.
  • For sunrooms or patio covers on an existing deck, provide details on the deck attachment to house and the deck’s lateral load resistance at the posts.
  • Patio covers must be one story and have a minimum of 65 percent of the longest wall and one adjacent wall glazed with windows or doors, screened or simply open.  Construction with less than 65 percent openings will be considered additions and be subject to stricter code requirements for wall bracing.
  • If enclosing an existing patio cover, please provide evaluation report for the product (see below for more information on evaluation reports).  Please note: many patio covers are prohibited from being enclosed.
  • Manufacturer’s design specifications of pre-fabricated fireplaces.
  • Manufacturer’s name, series number and depth of all manufactured wood products.
  • Typical wall section with sheathing thickness and type.
  • Wall bracing and associated braced wall lines and braced wall panels. Learn more
  • For additions and sunrooms, insulation R-values and fenestration U-factors. Learn more
  • Exterior elevations noting dimensions and locations of windows and doors.
  • Building height; maximum height is 35 feet measured from grade to roof midpoint.
  • Jacuzzi/whirlpool tub manufacturer’s information.
  • Location of safety glazing.
  • Evaluation report from a nationally recognized listing agency, such as ICC-ES, when using a unique product or material. The report certifies the product or material meets the requirements of the building code. Examples include pre-made sunrooms, EIFS, adjustable columns and plastic composites.

Truss Shop Drawings

Roof and floor truss shop drawings are not required to be submitted during permit application, but to allow for fabrication lead time, shop drawings must be made available to the inspector for the frame inspection.
