Commerce City provides significant retail opportunity in a rapidly growing community. This area has a proven need and market support for a variety of retail goods and services, including restaurants. The economically and culturally diverse community provides two distinct submarkets within the
Commerce City Retail Trade Area.
Southern Retail Trade Area
Made up of the historic core of the city, this area is a primary workforce center with established neighborhoods and many new development and redevelopment opportunities. The area includes the new Adams City High School campus and the Prairie Gateway – home to the Civic Center, Dick’s Sporting Goods Park, open space parks and trails and lots of space for commercial and retail development.
Northern Retail Trade Area
The city’s new housing growth area north of 96th Avenue has boomed since 2000. The limited number of existing retailers and restaurants are not able to meet consumer demand. This area offers a significant population of young families, as evidenced by the growing number of child care and early childhood education facilities, as well as aggressive plans for additional elementary and middle schools.
2009 Retail Gap Analysis
This analysis identified significant trade area retail sales leakage – in other words, residents have to travel to reach retail facilities. The most significant leakage was in the following categories:
- Drug Stores
- Eating Places
- General Merchandise Stores
- Grocery Stores
- Radio, TV and Computer Stores
