Minimum Submission Documents
The following is the minimum list documents of documents required for submission. Acceptance of your permit application will be delayed if your submission package is incomplete. All submissions must be in an electronic format. Learn more about eplans.
- Building plans; see below for specific requirements.
- Geotechnical report if one has been developed.
- Site-related plan showing location of construction and landscaping.
- RESCheck printout if not using prescribed energy conservation measures. Learn more.
- HVAC Certification Form if installing new heating or air conditioning equipment.
- Manufacturer’s design specifications for pre-fabricated fireplaces. Please note: unvented fireplaces are prohibited in Commerce City.
- Evaluation report from a nationally recognized listing agency, such as ICC-ES , when using a unique product or material. The report certifies the product or material meets the requirements of the building code. Examples include pre-made sunrooms, EIFS, adjustable columns and plastic composites.
- Construction cost breakdown including materials and labor.
- Commerce City Planning's development plan approval letter (this applies only to new homes constructed off of master models).
Building Plan Checklist
This information is the most common and is not representative of all the design and submission requirements you may encounter.
- Applicable building and electrical codes. See current codes.
- Fire Suppression Design (if applicable) for Custom Homes
- List of materials used, including wood species and grade, and concrete and steel strength.
- Live load and dead load.
- Foundation plan and footing details.
- Basement wall design. If beam pockets are provided, locations and dimensions must be shown.
- Floor plans of all levels showing room functions, dimensions, hallway widths and window/door locations.
- Bathroom plan showing location of fixtures and associated clearances.
- Thickness of slabs-on-grade, gravel base and vapor barrier.
- Location of smoke and carbon monoxide alarms.
- Location of exhaust fans.
- Roof/attic ventilation.
- Structural framing plans for each level (and each option for master models) identifying all members, sizes, span lengths and spacing.
- Deck framing and other associated details. Learn more.
- Manufacturer’s name, series number, depth and spacing of all manufactured wood products.
- Structural details of connections.
- Load calculations for all adjustable columns.
- Typical wall section to include sheathing thickness and type.
- Stairway tread, riser and landing location and dimensions.
- Guard and handrail locations and dimensions.
- Wall bracing. Learn more.
- Insulation R-values, U-factors of all fenestrations. Learn more.
- If the crawlspace is conditioned, show crawlspace wall insulation R-value and vapor barrier of crawlspace floor if a slab-on-grade is not provided.
- Roof framing plan indicating the size and spacing of the following as applicable: trusses, rafters, ceiling joists/rafter ties, ridge board, ridge beam and overbuild.
- Exterior elevations (front, side and rear) noting window and door dimensions and locations.
- Building cross sections with all posts, joists and beams labeled and ceiling heights shown.
- Building height.
- Jacuzzi/whirlpool tub manufacturer’s information showing loading requirements must be attached to the plans.
- Location of safety glazing.
- Crawl space vent and access locations and associated dimensions.
- Attic access location and opening dimension.
- Clearance to combustibles for fireplaces.
- For garages, ½-inch drywall applied to the walls and 5/8-inch, Type-X applied to ceilings.
- For under stair storage, ½-inch drywall applied to all surfaces of the storage area.
- 20-minute fire-rated door with closure between an attached garage and house.
- Emergency escape and rescue opening and associated window well when applicable for all bedrooms and basement.
- Garage slab slope toward garage door.
- Design of fire-resistance wall between townhouses.
- Sprinkler system design for four story townhouses.
- For master model houses, show each design option and elevation
Truss Shop Drawings
Roof and floor truss shop drawings are not required to be submitted during permit application, but to allow for fabrication lead time, shop drawings must be made available to the inspector for the framing inspection.
