When Required

Construction documents for new buildings or alterations to existing building shall be signed and sealed by a Colorado-registered architect or professional engineer with the exceptions listed below. However, the Building Official is permitted to require sealed drawings regardless of the listed exceptions.

  • Groups R-2 up to four dwelling units, R-3 and residential buildings designed per the IRC.
  • One-story buildings with an occupant load of 10 or less in Groups B, F-1, F-2, S-1, S-2 or U.
  • Alterations to a building of any group provided structural, egress or other life-safety systems are not affected.

Signature and Seal Requirements

Signatures and seals must be in accordance the Colorado Department of Regulatory Agencies (DORA), Article 120.

  • Seals shall have a diameter equal to 1-5/8 inches.
  • The signature and date shall appear through the seal.
  • Plans are only accepted in electronic format; learn more. Electronic plans have two options:
    • The seal and electronically-protected signature are contained on each sheet, or
    • The seal and electronically-protected signature are contained on the cover sheet only if subsequent sheets are numbered; have identical borders, title blocks and project titles; and contain a notation signifying the seal and signature can be found on the cover sheet.
